Terms of Service

Effective October 17, 2026

1. What SANEL is

SANELTM is an independent housing-information, organization, matching, and alert service. SANEL helps users discover affordable-housing opportunities published by government agencies, housing organizations, property managers, marketing agents, and other sources. SANEL is not a government agency, housing provider, property manager, marketing agent, lottery administrator, official application portal, real-estate broker, real-estate salesperson, or representative of a landlord or applicant.

2. No brokerage, agency, or placement relationship

SANEL does not negotiate rents or lease terms, represent a user or housing provider in a transaction, show apartments as an agent, collect rent or security deposits, accept applications on behalf of a housing provider, or receive a commission, referral fee, placement fee, success fee, or other compensation that depends on whether a user obtains housing. No use of SANEL creates a broker-client, agent-principal, fiduciary, landlord-tenant, or similar relationship.

3. Premium subscriptions, free trial, renewal, cancellation, refunds, and taxes

SANEL Premium is a paid information-service subscription for faster alerts, more frequent notifications, aggregation, monitoring, personalized organization, matching tools, saved searches, and related software features. Payment does not purchase access to an apartment, a place in a queue, a housing preference, an application advantage, improved lottery odds, or representation in a housing transaction. Web Premium plans are currently offered at $6.99 per month, $19.99 every 3 months, $36.99 every 6 months, and $69.99 per year. Unless a specific offer clearly states otherwise, a new web Premium subscription begins with a 7-day free trial and requires a payment method at enrollment. No subscription fee is charged during the trial. If the subscription is not canceled before the trial ends, the selected plan automatically converts to a paid subscription and renews at the selected billing interval until canceled. Stripe processes subscription payments, and applicable sales or similar taxes may be added where required. Users may cancel at any time through Profile → Premium & subscription → Manage subscription. Canceling during the free trial before the first charge prevents the first subscription charge. Canceling a paid subscription stops future renewals and generally leaves Premium available through the end of the already-paid billing period. Except where required by law or in the case of a duplicate or erroneous charge, fees already charged are non-refundable and cancellation does not create a prorated refund. If SANEL changes a subscription price or other material renewal term, SANEL will provide notices, consent opportunities, cancellation rights, and refunds to the extent required by applicable law. Billing questions or suspected billing errors can be submitted through the SANEL Help Center.

4. Listing sources and attribution

SANEL displays the source name for housing opportunities and, when available, links users to the original or official source. SANEL's policy is to use government open data, public factual information, authorized feeds or APIs, and other information that SANEL reasonably believes it may lawfully use. SANEL does not intentionally bypass logins, CAPTCHAs, paywalls, access controls, robots restrictions, or other technical measures to obtain housing data. If a source requires permission for automated or commercial use, SANEL may disable that integration unless and until appropriate permission or authorized data access is obtained.

5. Third-party rights

Source names and trademarks belong to their respective owners. Attribution identifies where information originated and does not imply endorsement, sponsorship, partnership, or affiliation. SANEL does not claim ownership of third-party trademarks or source materials. SANEL aims to summarize factual listing information rather than republish copyrighted descriptions, photographs, floor plans, graphics, or other creative material unless SANEL has a reasonable basis to use it.

6. Informational service only

Listings, eligibility estimates, deadlines, rents, income limits, unit availability, application instructions, and other information can change or contain errors at the source. Users must verify material information on the official source before applying, paying money, submitting documents, or making housing decisions.

7. Eligibility and applications

SANEL may estimate whether a listing appears compatible with information in a user's housing profile. These estimates are organizational tools, not eligibility determinations, and do not guarantee selection, approval, a lease, a purchase opportunity, or any improvement in lottery odds. Housing applications are submitted to the official housing provider or application system, not to SANEL.

8. First-come, first-served opportunities and alerts

SANEL is designed to help users learn about time-sensitive opportunities quickly, including first-come, first-served openings. SANEL does not reserve units or control when a source publishes, changes, closes, or processes an opportunity. Alerts can be delayed or fail because of source changes, network conditions, third-party providers, device settings, email filtering, or other causes. Users remain responsible for confirming availability and acting through the official source.

9. Accounts and prohibited use

Users are responsible for maintaining accurate account information and protecting access to their accounts. Users may not impersonate another person, interfere with the service, attempt unauthorized access, scrape or abuse SANEL at unreasonable volume, circumvent security controls, or use SANEL for unlawful purposes.

10. Sensitive housing documents

SANEL is not intended to receive Social Security numbers, government identification documents, tax returns, bank statements, pay stubs, credit reports, background checks, Housing Connect passwords, or other sensitive application documents. Users should submit required documents only through the official housing provider or application system unless SANEL expressly introduces a future feature with separate disclosures and safeguards.

11. Fair housing and non-discrimination

SANEL is intended to make lawful affordable-housing information easier to discover. SANEL does not provide matching or filtering intended to discriminate on the basis of characteristics protected by applicable fair-housing or civil-rights laws. Program-specific eligibility criteria and lawful preferences are presented only when published by the relevant housing program or source.

12. User content and reports

Notes, feedback, support requests, and listing reports remain associated with the user account as needed to provide the service. Users must not submit unlawful, abusive, infringing, or intentionally false content.

13. Third-party sites

SANEL links to government, housing-provider, and other third-party websites. Those sites operate under their own terms and privacy practices. SANEL does not control their availability, content, security, application processing, or housing decisions.

14. Service changes

SANEL may add, modify, pause, or discontinue features, sources, or integrations, including when required for security, reliability, legal compliance, source permissions, or changes to a third party's website or terms.

15. Disclaimer of warranties

To the extent permitted by law, SANEL is provided on an "as is" and "as available" basis without warranties that every listing will be complete, current, error-free, continuously available, or suitable for a particular user.

16. Limitation of liability

To the extent permitted by law, SANEL and its operators are not liable for housing-provider decisions, missed opportunities, source errors, application outcomes, third-party outages, unauthorized third-party conduct, or indirect or consequential losses arising from use of the service. Nothing in these Terms limits rights or liabilities that cannot legally be limited.

17. Contact and related policies

Questions can be submitted through the SANEL Help Center. Please also review the Privacy Policy, Housing Information Disclaimer, and Legal & Source Policy.

SANEL uses a conservative source-permission policy, but these Terms are not a substitute for review by qualified New York counsel before broad commercial launch.
