Independent information service

SANELTM collects and organizes affordable-housing information so users can discover opportunities in one place and receive timely alerts. SANEL does not broker, lease, sell, manage, allocate, reserve, or award housing. SANEL does not represent a landlord, property manager, marketing agent, government agency, or applicant.

No commission or housing-placement compensation

SANEL does not receive a commission, referral fee, placement fee, success fee, or other compensation that depends on a user's housing outcome. A SANEL subscription, if offered, pays for the software and information service only: monitoring, aggregation, matching, organization, saved searches, and alerts.

Source attribution

Each SANEL opportunity identifies its source. SANEL also links to the official or originating listing or application location when one is available. Source names, trademarks, and third-party materials remain the property of their respective owners. Attribution is provided for transparency and does not imply sponsorship, endorsement, partnership, or affiliation.

Source-access rules

SANEL uses a conservative source-access policy. Government open data and authorized feeds are preferred. For other public websites, SANEL limits itself to factual housing information that it reasonably believes may be used lawfully. SANEL does not intentionally defeat logins, CAPTCHAs, paywalls, rate limits, access controls, or technical restrictions. When a site's terms require written permission or authorized API access for automated or commercial use, SANEL disables automated ingestion from that source until the required authorization is obtained.

Source permission review

A source being publicly accessible does not automatically mean SANEL treats automated commercial reuse as authorized. Sources are reviewed separately. A source may remain unavailable or be removed from automated monitoring while permission, terms, or an authorized feed are being evaluated. SANEL does not describe a source as legally cleared merely because no restriction was immediately found.

Copyright and creative content

SANEL's core database is intended to contain housing facts such as source, address, rent, AMI, household criteria, bedroom size, status, deadline, and application location. SANEL does not intend to republish substantial copyrighted marketing copy, photo galleries, floor plans, or other creative works without an appropriate basis to use them. If a rights holder identifies material that should not appear on SANEL, the matter can be submitted through the Help Center for prompt review.

Official applications stay official

SANEL directs users to the official application system or housing provider. SANEL does not accept or process official housing applications and does not ask users to upload Social Security numbers, tax returns, government IDs, bank statements, pay stubs, credit reports, background checks, or housing-portal credentials.

Fair housing

SANEL is designed to improve access to lawful affordable-housing information. Matching is based on published program criteria and user-selected housing preferences. SANEL does not provide tools intended to exclude housing opportunities or applicants based on characteristics protected by applicable fair-housing or civil-rights laws.

Accuracy and speed

SANEL monitors supported sources and may alert users when new or changed opportunities are detected. This is especially useful for first-come, first-served listings, but SANEL does not control source publication times, provider queues, application processing, or unit availability and cannot guarantee that every third-party source will always be reachable or error-free.

Questions or rights-holder requests

Questions about source attribution, permissions, intellectual property, privacy, or legal compliance can be submitted through the SANEL Help Center. See also the HPD/HDC Compliance Policy, Terms of Service, Privacy Policy, and Housing Information Disclaimer.

SANEL's operating policy is intentionally conservative: if automated use clearly requires permission, that source is paused until authorized. Final public-launch policies and source agreements should still be reviewed by qualified counsel.
