Housing Information Disclaimer

Effective August 26, 2026

SANELTM is an independent housing-information and alert service. It is not the New York City Department of Housing Preservation and Development, NYC Housing Connect, New York State Homes and Community Renewal, a housing provider, property manager, marketing agent, real-estate broker, real-estate salesperson, lottery administrator, or government agency.

SANEL does not represent landlords or applicants, negotiate rents or leases, collect rent or deposits, receive housing-placement commissions or success fees, or receive compensation based on whether a user obtains an apartment. If SANEL offers a subscription, the subscription pays only for SANEL's information, monitoring, matching, organization, and alert tools.

SANEL does not submit housing applications on a user's behalf and is not an official application portal. When an opportunity is actionable, SANEL identifies the listing source and links to the official provider, application portal, email, form, or other source identified by the housing organization.

Match indicators are estimates based on information published by the source and information saved in the user's SANEL profile. They are intended to help users organize opportunities. They do not constitute an eligibility determination and do not account for every rule a housing provider may apply unless those factors are explicitly available and modeled.

Using SANEL does not increase lottery odds, move an applicant ahead in a queue, create a preference, reserve a unit, guarantee that a unit is still available, or guarantee contact from a housing provider. For first-come, first-served opportunities, SANEL may help a user learn about an opening sooner, but the housing provider controls availability, ordering, eligibility, and selection.

Rents, income limits, AMI bands, deadlines, unit counts, application links, preferences, and availability can change. SANEL attempts to verify supported sources and records a "Last verified" timestamp, but users should always confirm material information on the official listing before acting.

SANEL's source policy is to use public factual information, government open data, or authorized data access. SANEL may pause a source when its terms require permission for automated or commercial use. Source attribution does not imply sponsorship, endorsement, or affiliation.

SANEL is not intended to collect Social Security numbers, tax returns, government IDs, bank statements, pay stubs, credit reports, background checks, or official housing-application credentials or documents. Those should be submitted only to the official housing provider or application system.

If SANEL marks a listing as "Eligibility incomplete," the source has not provided enough structured information for SANEL to make a reliable match determination. Missing information is not treated as approval or rejection.

Errors can be reported directly from an individual listing page or through the SANEL Help Center. See also the Legal & Source Policy.
