NYC AMI explained without the alphabet soup
What Area Median Income means, why your household size matters, and how to read an AMI band on an affordable-housing listing.
What AMI actually means
AMI means Area Median Income. NYC affordable-housing programs use percentages of the regional median income to set income limits and often rents or purchase prices. A listing at 70% AMI is not saying you must earn exactly 70% of AMI. It is describing the program tier used to calculate that listing’s eligibility rules.
Household size changes the limit
The income ceiling usually rises as household size increases. That is why a single dollar figure copied from an AMI chart is not enough to determine eligibility. Always match the AMI tier to the household size that will actually occupy the apartment.
Use the listing’s rules first
- Start with the specific listing’s published income table.
- Check the correct household-size column.
- Confirm the unit size you want allows your household size.
- Treat a general AMI chart as context, not a substitute for the listing’s own rules.
